Villa Eftykhia is on a quiet side road between Coral Bay and Sea Caves, just off the coast road from Paphos. It is located on the west coast of Cyprus, 35 minutes north from Paphos Airport, which has an extensive range of year round flights from Europe. It boasts generous living areas, large bedrooms, 2 kitchens, a private pool, off road parking and a roof terrace with 360 degree views accessed by a spiral staircase.
The villa can sleep up to 10 people (two would be on capmbeds), having 4 bedrooms, 3 bathrooms plus 2 kitchens.
The private pool is 8m by 4m, with roman steps and underwater lighting. Around the pool there is poolside lighting, a large barbecue area, and sun loungers for 8. There is also a shower and changing area right by the pool. Large palm trees, a covered pergola with dining table and adjustable umbrellas provide that all important shade against the strong Cyrus sun.
Upstairs at entrance level, you have an entrance hall, with bookcase, games and DVDs, leading to a very large lounge and dining area. There is also a 6 point mobile phone, tablet charger with a variety of leads to keep you connected.
The lounge has ample seating around a coffee table, facing a wall mounted TV.
There is also a small radio/CD player. There are 3 remote control fans, as well as air-conditioning throughout the living room/dining area. The dining area seats 8 comfortably.
Off the lounge, through an archway, there are 3 bedrooms (one with king size bed and en-suite, one with a double bed and one with two single beds), and a family bathroom with bath and shower. Each bedroom has air conditioning, ceiling fans, built in double cupboards, and blackout blinds.
Both the lounge and dining area have patio doors leading to a sea facing balcony, which overlooks the pool and garden. The balcony has seating, plus remote controlled awnings for shade as preferred. From the balcony there is a gated spiral staircase leading to the impressive roof terrace with 360 degree views, plus seating, a table and parasol umbrella.
The kitchen is fully equipped with gas hob, eye level oven and grill, fridge freezer, microwave, kettle, toaster, etc. There is also a small table and four chairs for eating snacks. The kitchen is air-conditioned.
Leading off from the lounge are stairs to the lower living area. The stairs has a gate for protection of young children, which can be folded away if not required.
The downstairs comprises a large air-conditioned day room with floor to ceiling sliding doors to the pool area. It also has a large table with wrap around seating, and a double sofa that can be converted to a double bed. There is also a shower and toilet, plus another bedroom with a king size bed, air conditioning, ceiling fans, built in double cupboards, and blackout blinds.
There is also another fully functional kitchen with a breakfast bar and bar stools.
Other features of the villa include wireless internet, a colour printer, a digital safe, flyscreens throughout, hairdryer in each bedroom, and an iron/ironing board. In addition there is a child size single foldaway bed available. Cots can be hired locally if required.
The villa is just 5 minutes from Coral Bay. Coral Bay beach is a large sandy beach with refreshments and watersports (including jet skis). Paphos Zoo is also just 5 minutes away. Paphos itself is just 20 minutes away, with archaeological sites and modern shopping malls.
At the top of the road from the villa, there is a small convenience store for small items, and two restaurants (personally recommended) with a bar within less than 5 minutes walk. There are also many other fine restaurants and a larger supermarket just 5 minutes away in Coral Bay.
The Akamas Peninsula, 10 minutes drive away, is an expansive nature reserve, best explored by hiring a buggy, quad bike or 4 by 4.

This villa was our first overseas property which we bought in 2017. We enjoyed the whole experience so much, we decided to buy another property in Italy in 2019. We then bought a property in the UK in response to the travel restrictions in 2021.
As with Cyprus and the UK, we have furnished and set up the property for stays by our family. We go and stay in our own properties as often as we can, so they have to be ‘just right’. We like to think this approach means that you will enjoy the feel of the property, with sufficient touches to make you feel fully at home.
We live in Norfolk, UK, with our ducks, chickens and guinea pigs. And the children and grandchildren are all close by as well!
